Cimmaron Country

A bucolic, deed-restricted subdivision of 373 wooded lots located among rolling hills adjacent to the fast-growing FM 1488 corridor of Montgomery County. Lots range in size from 1-10 acres. A Board of Directors is elected on an annual basis and manages the affairs of our Property Owners’ Association. An Architectural Control Committee reviews and approves all new construction applications as well as proposed changes or additions to existing properties. A 1500+ acre acreage development containing over 300 acres of parks and commons located in some of the prettiest rolling country in Montgomery County. Lot sizes range from just over 1 acre to 5 acres. It is located adjacent to the Woodforest Development & Golf Course just east of the Honea-Egypt Road and extends from just south of Lake Creek in the south to FM 2854 in the north. A wooded subdivision north of FM1488, off Old Conroe-Magnolia Road, combines the pleasures of the country with the practicality of living near amenities.

The 100+ residences sit on lots averaging 5 acres. Developed as an equestrian subdivision, Red Oak Ranch's residents have access to riding/walking trails along the front of the properties and the subdivision also a horse arena amenity available for use by residents and their guests for an annual fee.

Red Oak Ranch has an elected Board of Directors and an appointed Architectural Control Committee. Serving as the property management company, Coss Management & Admin Services provides assistance to the volunteer board and committee members in upholding building and deed restrictions and performing the general operating business of the subdivision. Sendera Lake Estates

A beautifully wooded, deed restricted community of one hundred and forty-two two to five acre lots that has maintained that country atmosphere. The equine friendly subdivision provides property owners access to a large community park which includes a fishing lake, playground equipment, horse riding arena, paved parking lot, and a covered pavilion and picnic tables built by resident volunteers. Several miles of nature trails are available for walks or horseback riding and the almost three miles of light traffic paved roads provide an excellent biking or running path. The many white, three-rail horse fences throughout the subdivision gives it a very appealing curbside appearance. Local water and natural gas supplies are available to all properties.

The subdivision has a board of directors and an architectural control committee, which are elected annually by the property owners. Sendera Ranch

A beautifully wooded, deed restricted, acreage community located one mile north of the intersection of FM 1488 and FM 2978. The equine friendly neighborhood consists of two hundred and ten lots ranging from two to five acres. Property owners enjoy approximately five miles of nature trails for walking or horseback riding. Additionally there are two parks – one adjoins an 8-acre lake and the other provides playground equipment. Picnic tables and bar-b-que grills are available in both parks for enjoying a cookout. Residents get together several times a year for various community activities.

The property owners elect a five-member Board of Directors annually. The Board appoints a three-member Architectural Control Committee. All board and committee members are volunteers and residents of Sendera Ranch. A quarterly newsletter is published and a website is maintained routinely. Westwood

The Westwood Subdivision is located on both the southwest and the northeast corners of FM 1488 and FM 2978. It is made up of 4 sections that are organized under a single home owner's association known as the "Westwood Landowner's Association". Westwood is one of the older subdivisions in the area having been formed just prior to the oil bust in Houston. As a result, it was mostly stagnant for years until the home owners took over the association in 1993. Since then, its 3 pools have been resurfaced and the associated bath houses have been rebuilt. A large pavilion was also built that doubles as a basketball court and a meeting place for the association at large. A childrens playground with swings, slides and picnic tables was created in section 3. In addition, a new office was built within the subdivision and a full time office manager and courtesy patrol driver were hired. Two full time contractors are paid to maintain the pools and common areas and watch over new construction in the subdivision. There is also a volunteer Architectural Control Committee to approve/disapprove of new construction. The water system in section 3 and 4 was taken over by the community and is now one of the best water companies in the area. The Westwood Landowner's Association also puts out a quarterly newsletter to keep its members up to date. There is a single annual meeting as well as quarterly update meetings for the general membership. The association is fully computerized and has a web site at www.westwoodloa.org.
